The most requested property by the hunter is 40 acres, and very often I hear that "It doesn’t have to be build-able. I’m just going to use it for hunting." However, it is important to keep in mind that banks will not finance unbuild-able land, so if you desire to buy cheap, unbuild-able hunting land it will have to be a cash transaction. In today’s land market, it is very rare to find a build-able 40-acre tract for less than $150,000 and I have seen 40’s selling for $289,000 and even $400,000.
