The most requested property by the hunter is 40 acres, and very often I hear that "It doesn’t have to be build-able. I’m just going to use it for hunting." However, it is important to keep in mind that banks will not finance unbuild-able land, so if you desire to buy cheap, unbuild-able hunting land it will have to be a cash transaction. In today’s land market, it is very rare to find a build-able 40-acre tract for less than $150,000 and I have seen 40’s selling for $289,000 and even $400,000.

If you are interested in large acreage properties for hunting, contact me and I’ll help you in your search, but if you can not, or do not want to afford the high price of a 40-acre tract, I have alternatives for you. These alternatives include smaller, build-able acreage that is suitable for hunting, but also can be used by the entire family for year ‘round recreation.

We specifically look for and list rustic and secluded properties that can be hunted, but are also located near public hunting land, lakes, rivers and recreational trails. When you’re not hunting, the whole family can enjoy all the area has to offer. These smaller properties are ideal base camps for all recreational pursuits, are affordable and can be financed through banks.

Look over the Wisconsin and Michigan hunting properties listed here. They are the perfect alternative to the high cash price of 40-acre tracts and the problems inherent with unbuild-able land.
